    I'll preface this with saying that I was one of those who fell into the credit hole and have slowly dug my way back up to actually having credit but I still have old debts that aren't paid. I'm working on the smaller, more recent ones--the snowball method but in my case more avalanche. (I'll just throw a couple hundred at something rather than minimum+minimum.) I am making twice as much as I did in 2015 and have a savings. I'm not out of the woods yet, but I'm working on it and I have never not paid my rent for 14 years now. And the only time it was late was the time the postal service lost my check.

    I've been looking for another place to live because I can't deal with these neighbors. I know I can do up to $800. I've done the math. Some guy wants $700 for a duplex. His ad said if your credit is bad to "not waste my time or yours." I found that abrasive. I know that there are lots of people like me who don't have the best score because of the past (mine's lower average) but pay our bills, esp. rent. and that he's automatically ruling them out. He could've just put "I run credit checks and they are $X." Simple, not bitterness.

    I admit my response to the ad was abrasive and at the end I apologized. But I draw the line at being called a liar. You'll see that where I talk about the apartment I want which has an income cap; I posted about it. BTW, I think I can qualify if we just run totals off my stubs rather than yearly. I'll keep y'all posted on that.

    Here is our email conversation:

    Me, sucky:
    Some of us have made mistakes in the past and don't have the best credit history but have gotten back on track and can more than afford your property. In fact, I'm currently having trouble qualifying for a loft I want because I make too much money. I suppose you have every right to dismiss people like me based on one arbitrary financial measurement. I'm just letting you know that may not be the wisest choice. That said, in the course of typing this email I've decided I'm no longer interested.
    Him:
    If you have gotten back on the right track a credit check will show that which would be over a period of a couple years. An so far as you being turned down for the loft cause you make to much money I would say that's a lot of bullshit. Nobody would turn you down cause you make to much. Your credit must still be terrible otherwise my post wouldn't bother you.
    It's not outside the realm of possibility for it to take more than 2 years. It took 6 for me....

    [link to apartments I want and I also attached a screenshot showing where you have to make *less* than the cap] I can let the accusation of lying go because you don't know me well enough to see what I've sacrificed for truth [I've quit a job in refusal to lie for them.] As for my credit score, I didn't state it would be up to your approval. I stated the opposite which agrees with your point of view. My point is that a credit score only displays someone's past, not his/her future. I'm glad I found your ad today. It's been an interesting look into human nature.

    Are you in the rental business? If so how long have you been in it? I have been in it over fifteen years and have gotten burned by quite a few people with very low credit scores. If your not in the business maybe you should mind your own business and don't be telling others and I who we should consider and not consider. You didn't have to pay the bill like I did over the last idiot that burned me an had bad credit. Glad you noticed my post and didn't apply cause you sound like somebody I don't want.
    Notice he asks if I'm in the rental business. I'm in the business of renting and for all those years he talks about I paid my rent on time and in full, in or out of a job; before, through, and after all the credit troubles including judgements; after losing any type of credit at all; not being able to afford food. Through all of that I paid my rent. If he doesn't want that type of person, I have no words.

    I can see where you're coming from. I'm sorry you got burned. That
    wasn't fair to you. I'm also sorry if I've offended you. I took it
    as a personal affront when I shouldn't have because I'm not one of
    those people who don't pay their rent, credit score notwithstanding,
    and I hate being lumped in with them. I have gotten turned down for
    things because of credit and I'm not offended by that; it's to be
    expected depending on who's making the decision. There are times when
    such people are willing to look at the whole picture, such as the
    rental team I'm currently dealing with. I wish everyone would have
    that process but you are right; it's up to you how to do it.
    Fortunately the management company has a third floor unit that is more
    suited to me than a lower. Again, I'm sorry for the knee-jerk
    reaction. I'm sure you're doing what you have to do. I hate to see
    landlords messed over like you have been.
    At this point my compassion had been aroused and I realized I'd just reacted to his post instead of asking if he'd consider other than just a score. That's where I was sucky.

    But my point here is that there are many responsible people who pay their bills but are still going through consequences of the past, or who don't use credit for various reasons and don't have a credit score but who would be a steady, reliable source of income for this dude and he has ruled them out automatically. I'm glad there are people who will give you a chance, you know? But this guy is inadvertently demeaning the character of many people. I hate that, but what can you do? I have rented from individuals, small management companies, and large ones. I have the best time with the larger ones. I've had the most problems with individuals like this dude. There's too much room for them to have a chip on their shoulder and I don't need that.

    You can't change someone else's mind. I can understand his point of view if he got burned, but I also understand yours. I tried to get a loan to get my roof fixed about 3 years ago and was turned down. Note that I have (and had at the time) a full time job, the payments would have been automatically deducted from my bank account so I couldn't miss a payment, and I've had three previous loans from the same bank in the past, and all were paid off on time. One was paid off ahead of the due date. Yet I was "an automatic no." WTF?

      ^I know. And I just realized that I passed the actual credit check at the lofts apartments because we are already onto the next step. I can't change his mind and that's why I am glad I dodged a bullet. I don't want to rent from someone so narrow-minded. I'm the one who has trouble taking sides because I can see both. I'm the one who wants to give people a chance and help them rather than condemn. I can see why I'm not the type of person he wants to rent to. I'll take that as a compliment.

        Good luck with your loft.

        It's a shame this guy has had issues with people not paying rent, but with his attitude, I suspect his properties have some issues. Can you imagine having him as your landlord, and needing to call to have something fixed?

          Good point.

          I am in a similar situation, Food Lady, and I'm hoping it doesn't handicap me too much when I start applying for apartments, but the words "credit check" leave me chilled. All I can do is hope they notice my credit is steadily rising, even if it ain't great yet.

            Pix, my score is 620-something and I passed for the lofts. I still have judgements on my record. So sometimes they are lax about that stuff. I'm sure there's someone out there in each of our cases who sees an excellent rental history as a good thing. I know I have that.
