Going to be a landlord - tips?

Taxes - already cleared, I'm under that threshold.
Liability - already done, insurance are the only ones who want to know (The mortgage don't)
Written contract - we do already have a basic tenancy agreement set up. A few more notes will be jotted down on the bottom and initialed when he signs it with the few other things not already covered on there stated.

Tenant of doom issues - noted. Hopefully I won't have any stories to post!
