As a mortgage agent, I received an application from a client. Upon pulling her credit bureau it showed a different last name with no AKA, not a good sign. So I asked for photo ID and all was okay. Then came the income verification once I got the commitment from the bank. She faxed me her employment letter, which I then scanned and e-mailed to the bank. All was good until the day before the deal set to close, they called to verify her employment and apparently she doesn't work for the company. So I phoned her to let her know that the bank is unable to complete the deal as they were unable to verify her employment and ask if she could call the bank and have her manager leave a message for the underwriter (which they would then call back using the phone number on the letter). She said "oh dear, he's on vacation right now, if you phone my friend _ he'll fax you a letter from a different company" 
Obviously I refused the deal and now she came back to me asking if I can try a different lender after CMHC refused the deal when she went to her bank directly (so they either blacklisted her as a fraudulent borrower or the property). We all know what happened with that.

I sure hope so. When we bought our house, we essentially transmitted almost 2 years worth of financial docs including: tax returns, bank statements, pay slips, retirement account statements. And even then the underwriter had questions.
